Lonewood House was a high end residential extension and refurbishment project delivered over an 18 month construction period, with a total build value in excess of £1 million.

Holme Valley Quantity Surveyors Ltd were initially appointed by Graham Construction Ltd to manage the competitive tendering process. Following a successful tender return and award of the scheme, we were retained to deliver full pre and post contract commercial support through to final account.

The project comprised a complex blend of refurbishment and new build elements. Works included opening up the rear elevation of the existing property through substantial structural alterations and installation of large steelwork, forming a new basement extension, and constructing a ground floor extension above. These elements combined to create a large open plan kitchen and living space, complemented by high specification finishes including extensive ashlar detailing.

In addition to the main dwelling works, a new detached two storey garage was constructed at the entrance to the property, forming a key part of the overall scheme and enhancing both functionality and presence of the site. Particular care was taken to restore and retain the character of the original property. Existing features were carefully stripped out and used as templates to ensure new elements accurately matched the period detailing. This included bespoke oak skirtings, architraves, and coving, all profiled to align with the original fabric of the building.

Original stained glass panels from the stairwell windows were carefully removed, restored, and successfully incorporated into new aluminium window and entrance door systems, maintaining the heritage aesthetic whilst integrating modern performance standards.

  • Interim valuations and variation assessment throughout the build
  • Maintaining cost transparency between contractor and client
  • Negotiation and agreement of the final account

Despite the complexities associated with structural alterations, basement construction, heritage detailing, and continuous design changes, the project was successfully managed through to completion with clear cost control and commercial oversight maintained throughout.
