Yew Tree Farm involves the conversion of existing agricultural barns into residential units, with a significant proportion of the works centred around enabling works, groundworks and drainage infrastructure. The civils package has been a key driver of both cost and programme, with complex site conditions, existing structures and phased delivery requiring close commercial control throughout.

Scope of Works (Civils Focus)

  • Bulk excavation and site strip within a constrained rural setting
  • Formation of levels across multiple plots
  • Extensive mains and plot drainage infrastructure installation
  • Coordination with private treatment systems
  • Formation of new bellmouth access linking into the existing highway
  • Foundations and substructures designed to suit existing barn structures
  • New floor slab construction within retained buildings
  • Hardstanding, access routes and external works
  • Construction of block paved driveways and paved areas
  • Garden retaining walls and boundary treatments
  • Soft landscaping works to external areas

My Role

Managed the civils and groundworks packages from early cost planning through to ongoing valuation and variation control.

This included:

  • Preparing detailed cost plans for enabling and groundworks packages
  • Building up rates using labour, plant and material outputs
  • Managing 14+ interim valuations to date
  • Assessing and agreeing variations, particularly within drainage and groundworks
  • Working closely with the contractor to maintain commercial control as site conditions evolved
