Holme Valley Quantity Surveyors Ltd were appointed during the pre contract stages to support a design led scheme by NC Architecture. The project was procured via a negotiated tender route, with Graham Construction (Huddersfield) Ltd directly engaged by the client. The process incorporated detailed architectural design information alongside a Bill of Quantities prepared by a third party cost consultant, forming the basis for commercial review and alignment.

Scope of Works

The scheme was extensive and technically complex, incorporating a wide range of structural, specialist, and high specification elements:

Substructure and Structural Works

  • Basement excavation and construction
  • Reinforced concrete retaining walls
  • Structural steel frame to facilitate major alterations

Superstructure and Fabric

  • Ashlar stone detailing throughout
  • Traditional roof construction
  • Beam and block flooring systems

Specialist Installations

  • Swimming pool construction and associated plant
  • Full M&E design and installation for the main dwelling
  • Integration of M&E systems with pool design and plant room configuration

Drainage and External Infrastructure

  • Complex drainage design including biodisc treatment plant
  • Dredging and flood mitigation works to adjacent pond

Internal Fitout and Specialist Packages

  • Coordination of three separate fitted furniture contractors
  • Dedicated pool contractor
  • Integration of MVHR and air conditioning systems

Design Coordination and External Works

  • Third party consultants appointed for steel frame and ashlar detailing
  • External works delivered alongside a landscape designer
  • Hard and soft landscaping including importation of mature trees from Italy

Key Challenges

  • Delivery across the COVID period, including an initial 5 week site shutdown following the first government announcement
  • Significant material cost volatility and supply chain disruption
  • Ongoing design evolution over an extended programme
  • Coordination of multiple specialist contractors and consultants
  • Maintaining cost certainty within a negotiated procurement route

Our Role

  • Took ownership of the commercial position from early stage, reviewing the Bill of Quantities and aligning costs against the client’s expectations
  • Supported the negotiated tender process, ensuring contractor pricing remained realistic, transparent, and commercially sound
  • Managed the commercial implications of the 5 week site shutdown, including programme impact and cost considerations on restart
  • Provided ongoing cost advice as the design developed, maintaining alignment between ambition and budget
  • Managed the commercial impact of multiple specialist packages including M&E, pool works, fitted furniture, and external works
  • Identified and addressed cost risks across structural works, services coordination, and complex external elements
  • Acted as the commercial link between design team and contractor, ensuring all decisions were made with full cost awareness

Outcome

Despite the scale, complexity, and external pressures, the scheme was successfully developed with a clear balance between architectural ambition and commercial viability. Continuous cost control and proactive management ensured the project remained deliverable throughout the programme.
